Summary:  For over 25 years, Heartland Housing has been working with local stakeholders to craft tailored solutions to the lack of quality, affordable housing in communities.  As the housing division of the Heartland Alliance, the Midwest's leading anti-poverty organization, Heartland Housing is a community housing development organization which facilitates the development of people through the preservation and creation of affordable and supportive housing with a priority in meeting the needs of homeless persons and families, very low income individuals, persons with chronic disabilities, and other vulnerable populations.  Based in Chicago, Heartland Housing has developed or preserved nearly 2,000 units throughout the Midwest and actively manages a portfolio of nearly 1,000 units. 

The Associate Director of Real Estate Development is responsible for managing the development of multiple affordable housing developments from the earliest visioning stage through construction completion.  The Associate Director is responsible for taking a leadership role in helping to build capacity in existing and new markets, particularly, outside the City of Chicago and State of Illinois, where the capacity of affordable housing development systems is otherwise insufficient.    The Associate Director will leverage his/her strong working knowledge of affordable housing development, including finance, design, government entitlements, construction and stakeholder coordination  to  help build coalitions among other community development organizations, around the idea of systems change.  The Associate Director will work closely with the Director of Real Estate Development and contribute to multi-functional teams, as well as supervise the activities of employees, independent contractors, consultants and funders.

  • Education and/or Experience: Bachelor's degree from four-year college or university and minimum of five years of professional experience in affordable housing development, urban planning, community development, or related field; or Master’s degree and three years of professional experience; or equivalent combination of education and experience.
  • Language Skills: Ability to read, analyze, and interpret technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top management, public groups, and/or boards of directors.
  • Mathematical Skills: Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
  • Computer Skills: To perform this job successfully, an individual should have knowledge of Microsoft Excel, Microsoft Outlook, and Microsoft Word software. Knowledge of Adobe InDesign and Photoshop is desired.
  • Other Skills and Abilities: The ability to successfully manage a large number of unrelated tasks and projects simultaneously. Must possess excellent interpersonal and communication skills.
  • Other Qualifications: Minimum of two years of experience in development of affordable housing preferred. Experience with application of low-income housing tax credits and HOME funding in Chicago or Illinois preferred.
