We are seeking a Regional Director for our Chicago office. This person will be accountable for the field execution of facility partner property, project and transaction services within assigned geographic area (what, how and results).. Ensures the integration of all services and that they are delivered within agreed service levels. Own local client relationships, implementation of services and financial success of the assigned portfolio in accordance with client policies, procedures and standards. Ensures all resources ie human, financial etc are managed within the policies and procedures of the facility partner firms.
Responsibilities
1. Accountable for the day to day performance of the assigned team and delivery of services within stated service levels, processes, procedures to support and deliver services to achieve Hoshin Goals and objectives.
2. Review regional metrics and compare against account wide metrics through the use of “Analyzer” or other tools provided by Bank of America to ensure that the portfolio is being managed within goal parameters.
3. Measure, monitor and report to Platform Leaders cost savings and value add contributions of the team.
4. Represent Corporate Workplace at the regional level, developing and fostering regional client relationships as appropriate
5. Manage to the staffing levels and metrics as set by the functional platform leaders to ensure staffing levels are appropriate. Sponsors staffing changes (increases and decreases) to platform leader for approval.
6. Assists clients to understand corporate initiatives and communicate in collaboration with the portfolio directors, approved service levels within portfolio.
7. Collaborate with Regional Support Teams (RST’s) and Regional Planners as required.
8. Interfaces, collaborates and develops strong relationships with Corporate Workplace Portfolio Director.
9. Ensures bonus plans for direct reports and assigned team are signed and reviewed in accordance with Facility Partner human resource processes. Ensures performance reviews and other HR procedures and duties for line staff are conducted according to policy, ie submission of compensation (base salary, bonus, merit increases, promotions) to platform leaders for review and approval.
10. Provides input and support to strategic planning initiatives and work with Portfolio Director to identify portfolio and vacant space reduction opportunites.
11. Provide input and justification to annual operating plan for assigned geography
12. Participate in regional planning team to develop portfolio strategies.
13. Oversees the timely and accurate implementation of strategic plans.
14. Accountable for the acurracy and timely updates to all Bank of America and Facility Partner systems ie. Manhattan, Space Change, CTI, Project Talk, Space Tracker etc.
15. Support process owners and platform leaders with the implementation of training, educations and expectations to ensure teams adhere to all processes and procedures.
16. Ensure team’s compliance with Corporate Workplace Supplier Diversity and Development goals
17. Provides regional input to annual financial plans and manages occupancy and capital within approved plans/budgets while summarizing and sponsoring forecasted or unforeseen expenditures through out the year.
18. Provide input and justification to multi-year capital infrastructure plan for assigned geography.
19. Review and recommend approval of disbursement journal to Portfolio Director/Manager for occupancy, capital, CIP aged justifications, utility and above standard related expenses.
20. Review and recommend to Portfolio Director/Manager approval of job summaries including pre-development and completion of executive summary that are part of annual project plan (if within planning information job summary is approved by Portfolio Manager, if not part of plan or exceeds value, needs to go back to capital planning and management process owner for approval).
21. Review and approve project close-out.
22. Review and maintain the completeness of all Business Disaster Resumption Plans (BDRP’s) and ensure the teams are in place to support the program inclusive of call trees and contact information. Periodic testing to be completed.
23. Ensure all properties are operated, maintained and tested in accordancy with local, state and national requirements overlayed by those required and expected of Bank of America ie Critical Environment Work Authorization (CEWA) program, critical processes and reporting requirements.
24. Ensure the team implements the consistent vacancy reporting processes and completes vacancy reports timely
25. Support Transaction Management and Investment field resources on transactions, issues, such as supporting process owners in development of “best practices” for use by transaction management and investment teams, monitoring status reporting on all T&I activity and on-going marketing efforts, recommending approval for requests for change to 3rd party tenant rent as submitted by transaction management and investment team lead
26. Provide input and support to planning initiatives by indentifying portfolio and vacant space opportunities
27. Peforms additional job duties as requested.
Qualifications
• Bachelor’s degree in Business Administration, Finance, Communications, Engineering or similar field.
• 10+ years operational experience with responsibility for leading teams in a service environment, including 5+ years experience in commercial real estate services.
• Professional certification desired (CFM, CPM, RPA or similar)
• Or any equivalent combination of education and relevant experience.
• Demonstrated leadership skills in managing people and customers.Strong oral and written communication, negotiation and analytical skills.
• Excellent interpersonal and relationship building skills.
• Proven record of providing excellent internal and external customer service
