Lighten-Gale Group is a real estate development consulting firm. Our strong suit is the coordination of financing for multi-family rental affordable housing. About the Position:
We have many new interesting projects coming our way and are looking to expand our capacity. We need someone with at least 2 years experience in either real estate development or finance. We are especially interested in a candidate who has demonstrated experience with juggling multiple demanding projects simultaneously. This position will be expected to handle many aspects of several projects and guide these projects to their successful conclusion.

Some of the primary tasks include:
  • Researching State tax credit allocation plans and identifying potential opportunities and challenges therein
  • Financial underwriting, including incorporating government, investor and lender requirements into all aspects of a deal
  • Helping to identify and negotiate and coordinate with development team members, including construction contractors, architects, attorneys, property managers, and developer partners
  • Working closely with both for profit and non-profit clients on financing options and risk assessment
  • Helping to identify and negotiate and coordinate with development team members, including construction contractors, architects, attorneys, property managers, and developer partners
  • Completing responses to RFPs for potential developments
  • Assisting with negotiations with lenders, syndicators, and public entities
  • Completing applications for financing
  • Recognizing when a project is at risk, communicating with LGG supervisors in this regard and assisting in keeping the development process on track
  • Due diligence and coordination with lenders, syndicators, and public entities to close projects
  • Intensive communication (both verbal and written) with Lighten-Gale Group managers, clients and funders
  • Follow-up as needed with clients and funders post-closing
Some travel is required.
Our business is a deadline driven business and successful candidates must be able to work late as needed to accomplish job responsibilities.

Qualifications Include:
  • Bachelor’s degree
  • At least 2 years real estate experience
  • Excellent math skills
  • Generally computer savvy, including MS Excel and Word
  • Able to complete a good proforma spreadsheet
  • Successful track record of completing complex tasks on deadline
