New Communities Initiative Graduate Internship


The New Communities Initiative (NCI) is a comprehensive public‐private partnership designed to improve the quality of life for families and individuals living in four neighborhoods in Washington, DC: Northwest One (Ward 6), Barry Farm (Ward 8), Lincoln
Heights/Richardson Dwellings (Ward 7), and Park Morton (Ward 1). Designated New Communities exhibit high rates of poverty and unemployment, as well as, blight and deterioration of the housing stock. NCI touches on both the physical and human capital redevelopment of the neighborhoods.

NCI GUIDING PRINCIPLES
 One-for-One Replacement of existing units to ensure that
there is no net loss of the existing, deeply-subsidized units in
the neighborhood.
 Mixed-Income Housing to ensure the long-term viability of
the neighborhood by providing a range of housing options for
all incomes.
 The Opportunity to Return/Stay to ensure that current
families will be able to remain in their neighborhood through
the redevelopment process.
 Build First, which calls for new housing on publiclycontrolled
lands to be built prior to the demolition of existing
distressed housing to minimize displacement.
ELIGIBILITY
Applicants must be:
 Students currently enrolled in a graduate program leading to an advanced degree in a field relevant to the internship, or
 Individuals who have completed a relevant graduate degree on or after January 1, 2008, with postgraduate activities in their
field, paid or unpaid.
TERMS
 The internship is administered through the Washington, D.C. Office of the Deputy Mayor for Planning & Economic
Development, located at 1350 Pennsylvania Avenue, Suite 317.
 The position is unpaid and part-time, beginning in late May 2011. Most internship positions last for four months, ending in
September 2011, however the opportunity for extensions exist.
QUALIFICATIONS
 General understanding of, and/or some interest in, real
estate finance and development.
 Ability to work independently and collaboratively with local
stakeholders in underserved urban communities.
 Commitment to urban revitalization & sustainable
development.
 Strong communications skills.
 Knowledge of current policy and regulatory changes that
affect any of the following areas: (1) the New Communities
Initiative, (2) the real estate market (incl. affordable housing),
(3) the financial market, and (4) public health and welfare.
 Proficiency in MS Word, Excel and PowerPoint.
DUTIES
Assigned duties and responsibilities for interns vary from term to term. The following list is a sample of responsibilities performed by
students serving as real estate interns:
 Analysis of real estate mixed-use/mixed-income real estate development budgets;
 Analysis of financial statements & audits submitted by development teams;
 Review and analysis of development documentation;
 Demographic, public health and social research;
 Occasional attendance at staff, community, and development team meetings; and
 General administrative duties, as assigned.
