Friends of Wolf Point Opportunity

The non-profit *Friends of Wolf Point* are expressing concerns over


three densely packed buildings that have been proposed for the small

open-space site, Wolf Point, which is formed at the confluence of the

north and main branch of the Chicago River. The site is just south of

the Apparel Center and this site is currently a parking lot.



Developer Hines' proposal specifically includes building three towers:

A, B, and C:



§ Site “A” (West Tower) is proposed as a residential, 525 foot tall

structure containing 510 units.



§ Site “B” (South Tower) is proposed as a 900 foot tall, mixed use

structure containing 6700 units and 885 parking stalls.



§ Site “C” (East Tower) is proposed as a 750 foot tall, mixed use

structure containing 200 parking stalls.



Friends of Wolf Point is concerned about the density of the proposed

build-out and its impact on the visual coherence and liveability of the

area. It is seeking a student to come up with renderings for the site

to visually indicate what the site would look like



1. with a park



2. with an alternative plan to include one tall tower and a park



3. with an alternative plan to include two tall towers and a park.



These projects would be adjacent to the existing Holiday Inn/Sun

Times/Apparel Mart building. This riverfront property is subject to the

River Walk requirements and to existing siteline regulations which exist

for the Apparel Mart.



Riverwalk requirements: natural stabilized bank and 30' setback from

the top of the bank (where the grade becomes less than 10 degrees). The

City might give away the natural, stabilized bank and the allow

bulkheading of the riverbank.



Holiday Inn view corridors: The sight-line requirements are no more

than 50% coverage looking directly south for the 2 towers at the Apparel

Center. If you look out a Riverbend window, the 50% is measured from

the corner of the Sun-Times tower to approximately where the fence in

front of the garden furniture ends after the Sun-Times building tower

drops down.



FOWP needs at least 3 renderings, for initial use on our FoWP website;

appealing renderings more like an an illustration than a very detailed

architectural rendering. They are looking for something that is

aesthetically along the lines of what Hines has submitted for their

planned development buildings. These Hines renderings appear on the FoWP

web site.The final products, color drawings and jpegs should ready by

early July.



Students would get non-academic credit for their work and FOWP would be

able to pay $25/hour, with a cap TBD.
