Job Description :

The Market Analyst creates market analysis and reports for use in risk assessment and decision making regarding investment or refinance opportunities within the existing portfolio and development/acquisition of new properties.

JOB FUNCTIONS/RESPONSIBILITIES:
1. Local Market Knowledge and Market Analysis: Produce comprehensive market analysis reports for use in risk assessment and decision making regarding investment in communities/regions, refinancing opportunities within the existing portfolio and development/acquisition of new properties.

2. Research and Reporting:  Conduct research and reporting regarding housing needs, public allocations, and market needs in specific communities/neighborhoods for use in strategic decision-making, including entry into new markets and property acquisitions. 

3. Act as a resource for senior management by providing research and analysis.

4. Collaborate and support real estate development staff for portions of financing applications, writing acquisitions or capital development applications.
5. Analyze competitive market for new developments and existing properties with occupancy challenges.  Compile information for marketing/outreach opportunities.

6. Identify strategic relationships and partnerships to leverage local investment for specific community development initiatives. Spearhead relationship-building and cultivate meaningful collaborations with community leaders, local politicians, and community-based organizations.
7. Participate in public meetings in communities representing the organization and ownership, maintaining positive community relations, deliver presentations, organize committee meetings, and develop agendas and minutes.
8. Perform Periodic Site/Property Evaluations: conduct site and neighborhood visits; compile and analyze community data and information, meet with staff, residents, and neighbors; compile and analyze internal data and information using AssetEye, Yardi, and SIMS; and prepare detailed write up on findings, identifying solutions and actionable recommendations that would foster positive change that will enhance the quality of life and well being for our residents and the surrounding community.

 
Job Requirements :

Education:

Bachelor’s Degree in Public Policy, Urban Planning, Finance or Real Estate required.  Masters Degree in the areas above strongly preferred.

Experience:

Minimum of three years experience in data analysis and research, preferably research focused on real estate and affordable housing market issues, communities, demographics, market analysis and organizational outcomes and evaluation.  Experience in developing market studies and/or tax credit applications preferred and community organizing background a plus.

Abilities:

 Advanced proficiency in MS Office suite, research tools for
§ social sciences and market analysis, PolicyMap, Census data, and asset mapping.

 Flexible, accurate, and responsive to staff
§ inquiries/requests.

 Demonstrated problem-solving, organizational skills
§ and prioritize work.

 Make independent decisions based on data, legal
