INTERNSHIP Project Grant & Admin Intern/Assistant

Dubin Residential is one of the top 50 developers in Chicago. We have been in the Chicago infill real estate developments since 1987 and have completed more than 1000 residential units and about 50,000 square feet in retail commercial space. We recently completed the Chicago Landmark Excellence award winning Shoemaker Lofts and Office center and the retail center Shops at Shoemaker with a combined estimated cap value of about $60 million. We also won the 2010 Good Neighborhood Award for this project for which we were nominated by the City of Chicago (DHED). We have completed real estate development projects that included a few New Market Tax Credits retail developments, Chicago Historic landmark (Shoemaker lofts Tax Increment Financing project) and a number of affordable housing units in Chicago. We are well experienced City Prevailing wage compliance, MBE, WBE participation etc;
Dubin Residential is planning the rehab of the national Historic landmark Spiegel building in the Bridgeport neighborhood in Chicago for conversion into Affordable rental homes and retail developments in separate phases starting in 2012.

These projects provide triple bottom line benefits to the inhabitants and workers of the new development, the community, the City, and the investors:
• Profitability: Fiscally positive in that each of the projects offer several hundred construction and permanent jobs as well as generating state and federal business revenues
• Social responsibility by offering affordable rents for good quality apartments, and.
*. Preservation and Green development with smart energy initiatives.

The intern will assist the Principals and perform tasks related to identifying various funding sources and programs to support the aforementioned development projects. . This is an independent position and requires creativity, strong communication skills and patience to research, identify, review and determine the applicability of various federal, state and City program details and requirements to obtain various grants, subsidies and support for the successful launch and execution of the projects.

The job description includes:

1. Researching Federal, State, City and Private institutional incentive programs including grants and subsidies and make recommendations for those that are applicable to the Dubin projects Preparing application and presentation packages for the various funding programs and sources and assisting the President and the Senior Management in the submittal
2. Assisting the CFO and the external TIF consultant in completing the Multi Family Housing and Tax Increment Financing (TIF) application(s) for the McKinley project
3. Assisting the CFO and the President in applying for and getting approvals for the different property tax, sales tax and other incentives
4. Researching and recommending the Enterprise zone benefits that apply to our rental projects
5. Assisting in preparing statistical comparable data from databases
6. Preparing demographic and economic market analyses
7. Assisting the CFO and consultants in the New Market Tax Credit (NMTC) and Low Income Tax Credit equity search and capital raise
8. Researching various green grants and energy credit available for our projects such as Renewable Energy Tax Credit (RETC), rehab credits and green grants and helping the company in realizing those for our projects
9. Assisting with community outreach initiatives associated with obtaining various pre-development support from key organizations and the community
10. Assistance with report preparation
11. Other project related assistance as needed

Job qualifications:

The candidate must be pursuing "Urban Planning and Policy" or similar studies and have course knowledge or specialization in Economic, Transportation & Community Development

Prior community volunteer work and participation in a project team work and adherence to deadlines
Students must have intermediary hands on experience in Microsoft Office Software components including Word, Excel and Power Point.
Students must have excellent report writing and communication skills

Bilingual skills are welcome but not a must.
