Originations Analyst, National Equity Fund - Chicago

The National Equity Fund, Inc. (NEF), a leading non-profit syndicator of low-income housing tax credits, is seeking an Originations Analyst to provide analytical support to the Originators on Regional Teams in the origination of low-income housing tax credit investments. The Analyst will assist in evaluating the feasibility of investments including part or all of the following tasks:  prepare financial projections, engagement or commitment letters, evaluate potential adjusters post-closing, assist in maintaining relationships with non-profit and for-profit low-income housing developers through excellent customer service and evaluate prospective equity investments. Ability to analyze project’s financing, development budget, construction schedule, operating expenses, debt service, market comparability and developer capacity.  Utilize and become proficient in NEF pricing and underwriting model. Gain a thorough understanding of tax laws related to the LIHTC and Historic Credits and become proficient in understanding secondary financing, including CDBG, HOME, AHP and other local funds.  Develop and maintain extensive knowledge of real estate underwriting and Section 42 requirements.

The ideal candidate will have a bachelor’s degree in business, economics, urban planning or finance. Master’s degree preferred. Minimum two to four years experience in underwriting and structuring real estate projects.  Applicant must have strong analytical skills and proficiency in Excel and ability to learn dedicated systems. Prior experience with affordable housing loans or investments and knowledge of state and local housing finance programs a plus. Understanding of non-profit housing and community development and commitment to working with diverse, low income communities. Skill sets must include excellent organizational skills with attention to detail, exemplary oral and written communication and proficient computer skills.  Frequent travel will be required.

Overview:
Challenge Detroit will select approximately 30 innovative leaders from Detroit and across the United States to live, work, play, give and lead in Detroit for one year beginning in September 2014. Fellows will:
* Engage in monthly team challenges, in partnership with area non-profits, designed to positively impact the city and region;
* Work at one of the top companies in the region;
* Receive a $36,000 annual salary plus benefits typical of host company;
* Live in the City of Detroit;
* Participate in a leadership development and mentorship program; and
* Receive perks such as memberships to various organizations, discounts, event access, and more.

Each Fellow will work at one of Challenge Detroit host companies for four days a week. Companies include major corporations such as Chrysler, smaller ventures such as Saroki Architecture, and nonprofits such as the United Way. Each company will employ a Challenge Detroit Fellow in an interesting and relevant job for one year. From marketing to healthcare, and IT to community development, Challenge Detroit has a job for every background.

On the fifth day of the week, Fellows will work with area non-profits on initiatives designed to positively impact the city and region.

THIS POSITION IS EXEMPT FROM CIVIL SERVICE
THE PURPOSE of this position is to collect, collate, analyze, disseminate, and evaluate crime data to discover developing trends, patterns, and changes in criminal activity, using mapping and other analytical software. The Crime Analyst works within the Office of Management Analysis and Planning of the Milwaukee Police Department.

ESSENTIAL FUNCTIONS:

  • Produce information related to crime trends to assist the department’s operational and administrative personnel in preventing and suppressing criminal activities, aiding the investigative process, increasing apprehension of offenders and clearing cases.
  • Prepare data used to make recommendations on manpower deployment and resource allocation.
  • Maintain statistical reports that detail the results of analysis, conclusions, and recommendations; prepare periodic statistical reports for department commanders.
  • Measure and forecast long-term public safety activity related to problem solving, intervention, and crime reduction efforts.
  • Collect, analyze and interpret data received from various departmental units and other law enforcement agencies.
  • Maintain proficiency with GIS software and crime analysis methods and tools.
  • Analyze crime information, statistical data, reports and documents from Federal, State and local law enforcement agencies.
  • Assist members of the department, elected officials and community members in obtaining data from systems to which they have access.
  • Train department members on access to and analysis of data.

MINIMUM REQUIREMENTS:

  1. Bachelor’s Degree in an academic field similar to the above from an accredited college or university AND at least two years of experience conducting research using complex statistical analysis and statistical computer programs.

    • Equivalent combinations of education and experience may also be considered.
  2. Experience with the use of statistical computer programs, such as SPSS or SAS and experience working with GIS software, computer databases, relational databases, spreadsheets, and Microsoft Office.

DESIREABLE QUALIFICATIONS:

  • Master’s Degree in Geography, Public Policy, Public Administration, or other related fields of study with a concentration in statistics, research methods, intermediate or higher quantitative or qualitative methods from an accredited college or university.
  • Knowledge of law enforcement computer systems (i.e., RMS, CAD).
  • IACA certification desirable.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:

  • Ability to collect, analyze, and interpret data and statistics using quantitative and qualitative methodology.
  • Ability to prepare and present complex statistical reports.
  • Ability to effectively participate in team efforts to improve/develop departmental programs and services.
  • Ability to exercise judgment and discretion in completing assigned tasks.
  • Ability to communicate orally and in writing to effectively prepare and present findings to Command-level officers and other local, State and Federal law enforcement officials.
  • Knowledge and experience with computer systems in order to conduct research, analyze data, and effectively present and communicate findings.

SALARY RANGE (2GN):

  • The annual starting salary is $53,713 for residents of the City of Milwaukee. The annual starting salary is $52,169 for non-Milwaukee residents. Recruitment may be above the beginning of the range depending on experience.
The City of Milwaukee provides a comprehensive benefit program which includes a Defined Benefit Pension Plan, 457 Deferred Compensation Plan, Health and Dental Insurance, Long Term Disability Insurance, Group Life Insurance, Tuition Benefits, Paid Vacation, 11 Paid Holidays, Paid Sick Leave and other paid leaves.

At the Partnership, fellows are integral to the day-to-day operations, programs and activities of our organization. • Serves as Site Acquisition Assistant/Coordinator for legal transactions and land use processing. • Communicates activities with team members and other departments, as needed. • Assists with site sketches, as needed. • Interviews zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as project scope defines. • Assists with review of applicable zoning ordinances. • Assists with land use entitlement applications and presentations before governmental and architectural review boards. • Assists Site Acquisition Specialists and Site Acquisition Managers daily, duties may include assistance with tower owners and/or private landlords to negotiate and secure lease entitlements as project scope defines.
