Project Analyst – Affordable Housing Development, UPHoldings

 POSITION: Project Analyst – Affordable Housing Development 

 

COMPANY: UPholdings is a comprehensive real estate firm that is dedicated to creating, operating, and sustaining quality affordable housing in communities throughout the United States. Our company builds, manages, and operates its projects for the entirety of their operational cycle. Our portfolio includes a wide range of project types, including family, senior and permanent supportive housing developments.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Site search and program scoring analysis for potential project locations. 
• Zoning analysis and applications for rezoning and variances. 
• Research of public and private funding opportunities for the development and operations of affordable housing and programs that support project target populations.  
• Financial feasibility analysis, including real estate pro forma modeling and development cost research. 
• Completion of application material for competitive funding sources, requests for proposals/qualifications for fund or partnership opportunities, and other programs beneficial to the development and operation of housing developments, as well as research to identify potential funds or programs appropriate for future consideration.
• Drafting of letters of support and other materials needed to support project development. 
• Scheduling of and participation in meetings with project stakeholders, including development partners, local government agencies, project vendors, and others to keep project moving toward its funding and program goals.
• Assist in creating pre-development budgets, especially as they relate to requests for pre-development funding for early project phases.  
• Support Project Manager during the acquisition, design, and community engagement components of projects.  
• Collaboration with the Operations Coordinator and Operations Manager – as well as Property Management staff – to ensure seamless transitions at each phase of the development and operating process.
• Assist in keeping assigned projects on schedule to ensure application completeness, competitiveness, and threshold achievement.  
• Serve as the in-person UPholdings representative with project stakeholders, as needed. 
• Participate in regular staff meetings and other initiatives to facilitate organizational cohesiveness and efficiency.
• Work collaboratively with other team members and project partners to ensure that all projects meet the myriad requirements set forth by the various funding agencies, local, state, and federal government(s), partner agreements, and other requirements necessary to develop each project.
• Other tasks related to the development of high-quality affordable housing and the growth and reputation of UPholdings.
• Bachelor’s degree
• 1-3 years industry experience.
• Master’s degree in a related field preferred.
• Strong verbal and writing skills.
• Must have strong organizational and computer skills including Google knowledge.
• Strong skills with spreadsheets.
• Ability to work well in a small team environment
• Very organized, detail oriented.
• Great at meeting deadlines.

 

WORK HOURS: 

40 hours per week. Must be available for occasional evening or weekend meetings, and ability to travel. 

 

COMPENSATION: Salary and benefits will be commensurate with experience and education.

Project Analyst, Johnson Consulting

Who: Johnson Consulting is a nationally recognized real estate consulting firm specializing in market and financial feasibility studies, economic impact studies, operational audits, and strategic planning for public assembly facilities, including sports facilities, convention centers, hotels, performing arts centers, and fairgrounds. We also provide expertise on complex traditional real estate districts, public-private partnerships, downtown master plans, tourism destination strategies, TIF projects, and the utilization of alternative funding strategies to execute development projects. Our clients consist of government entities, authorities, colleges and universities, private developers, professional and amateur sports organizations, arts and cultural organizations, and economic development agencies. 

What: The Project Analyst is responsible for conducting data collection and analysis, financial modeling, demand forecasting, market assessments, and other research activities that will support the team's work. The Project Analyst will take a leadership role in the documentation of the team’s observations, analysis, and conclusions and the creation of client deliverables. The Project Analyst will work closely with other members of the project team and will play an active role in schedule management and client relationships.

Responsibilities:
  • Performs data collection and analysis including economic and demographic research, real estate market analysis, leading and documenting in-person and virtual interviews and focus groups, survey design and analysis, site analysis, space planning, and other research within the company’s established methodologies
  • Creates reports, presentations, and other deliverables that concisely summarize observations, analyze data, draw conclusions, and make strategic recommendations in order to meet client expectations
  • Coordinates project activities including corresponding with clients, scheduling or participating in meetings, and tracking project action items
  • Meets regularly with and provides support for the project executive and project manager
  • Attends virtual and in-person project meetings, including occasional overnight travel to locations throughout the United States
  • Performs quality control activities that ensure error-free reporting to clients
  • Participates in business development activities to include article writing, conference attendance, and prospective client tracking or follow-up
  • Performs additional duties as assigned with the effort and skills required to contribute to our continued growth

Qualifications
  • Bachelor’s degree and 2 years minimum work experience in finance, economics, hospitality, real estate, urban planning, sports management or equivalent
  • High level of interest in public assembly facility and hospitality development
  • Microsoft Office products, including Excel, Powerpoint, and Word
  • Esri and/or other GIS and mapping programs

Project Analyst - Brailsford & Dunlavey

Who: Brailsford & Dunlavey

What: Brailsford & Dunlavey is seeking a dynamic project analyst who will be based out of our Chicago office.

Reporting to a senior associate, this position fulfills one of the primary roles on a project team that will perform planning activities for one or more of the following client types: university, municipality and non profit. Project Analyst, Affordable Housing Development - UPholdings

Who: UPholdings is a comprehensive real estate firm that is dedicated to creating, operating, and sustaining quality affordable housing in communities throughout the United States. Our company builds, manages, and operates its projects for the entirety of their operational cycle. Our portfolio includes a wide-range of project types, including family, senior and permanent supportive housing developments. Our portfolio is currently growing, with five (5) new projects under development, and recently-received new financing awards for several projects. We are also expanding to new states including California, Mississippi, and Kentucky.

What: A Project Analyst with UPholdings works to bring projects from the earliest phases of predevelopment to financing applications and eventual contract closing. During this process, the Project Analyst is responsible for a number of related initiatives, including:

  • Site assessment and preliminary scoring under various financing programs, such as LIHTC, AHP, and local and state funding sources; 
  • Preparing application materials, including drafting responses to RFQs/RFPs and interfacing with third- party vendors; 
  • Financial feasibility assessment and pro-forma building; 
  • Drafting documents such as “Memorandum of Understanding” with partners, and “Letters of Intent” for real estate acquisitions; and 
  • Coordinate with supportive service providers and other key partners.   

Project Analyst - TRA (Philadelphia)

Who: TRA provides management and technical consulting services to the transportation industry, especially in public transit operations, safety, security, and maintenance. TRA’s work includes auditing, safety programs, and regulatory compliance assessments, as well as transit agency systems analyses.

What: Project Analyst is TRA’s entry-level consulting position. The Project Analyst will be based in TRA’s Philadelphia office, and will work with TRA’s staff there, and with personnel in New York, Chicago, Florida, Washington, DC, Pittsburgh, and elsewhere. The Project Analyst will travel frequently in support of TRA projects throughout the United States.
The Project Analyst supports TRA’s consulting staff and their highly varied, technical field work. Responsibilities include participating in client interviews, field assessments, and observations; documentation of business processes; writing and editing reports and proposals; interpreting and editing client documentation and procedures; and providing data, information, and analyses for use by TRA project managers and subject matter experts.

Our Company: UP Development is seeking a Project Analyst to join its small, close-knit
development team. Our firm has recently been awarded several projects and is in the midst
of working on many other affordable neighborhood projects. Our portfolio includes a range of
project types, ranging from permanent supportive housing for the disabled to mixed-income
downtown communities. Our firm has active development across Illinois, Indiana, Ohio and
California.

Project Analyst’s primary function is to support leadership in the creation and implementation of
housing development. The Analyst works to bring projects from the earliest phases of concept
design through financing applications. Analyst will be responsible for a number of projects at
any given time. Some of the specific tasks may include:

• Site assessments and analysis of zoning codes
• Request for Proposal and Request for Qualification responses
• Project underwriting, Financial feasibility analysis and pro forma building
• Memorandum of Understanding and Letter of Intent drafting
• Coordination with supportive service providers
• Coordination with third parties and consultants
• Qualified Allocation Plan analysis and scoring
• Assembling detailed and precise financing applications, including LIHTC, HOME,
FHLB AHP, CSH and others.

Candidates for this position should possess relevant experience and knowledge in real estate
financing and underwriting. Prior experience in housing and/or community development is a
plus. Bachelor’s degree and 1-3 years’ experience are required. Candidates for this position
should have ability to be a part of a team, communicate effectively in person and in writing,
perform spreadsheet analyses, remain organized, be detail-oriented and meet deadlines, and take
initiative to exemplify motivation.

More important than specific knowledge of these various tasks is the intellect and entrepreneurial
spirit needed to juggle multiple projects and tasks at the same time and manage daily tasks while

About TRA
Transportation Resource Associates, Inc. provides management and technical consulting services to the transportation industry, especially in public transit operations, safety, security, and maintenance. TRA’s work includes safety program development, federal and state regulatory compliance assessments, and transit agency systems analyses. TRA provides its clients with detailed written findings and recommendations based on detailed reports, data, and both quantitative and qualitative analyses.
Project Analyst Position Description
Project Analyst is TRA’s base-level consulting position.  Project Analyst candidates are welcome to apply for either TRA’s Philadelphia office or its Atlanta office, and will work with TRA’s staff there, and with personnel in Philadelphia, Atlanta, New York, Florida, and Washington, DC.  The position will support several current Philadelphia- and Atlanta-based projects, and will also travel to support other TRA projects in the United States. The Project Analyst supports TRA’s consulting staff and their highly varied, technical field work.  Responsibilities will include participating in client interviews, field assessments and observations, and documentation of business processes; writing and editing substantial reports and proposals, based on a wide variety of sources and inputs; interpreting and editing client documentation and procedures; providing data, information, and analyses for use by TRA project managers; and developing spreadsheets, presentations, and databases.  The position answers primarily to TRA personnel, but also will interface with TRA clients in both public and private sectors. This Analyst will join a staff of seven other Analysts who are involved in multiple projects, with multiple groups of coworkers, at any given time.  The Project Analyst often also works independently and will be expected to continuously learn about all aspects of public transportation operations, maintenance, and management.
Project Analyst Qualifications
A bachelor’s degree is required.  An advanced degree or associated work experience are welcome, and would be compensated accordingly. Candidates with experience in transportation, engineering, planning, or similar disciplines are often successful, however applicants with similar or parallel backgrounds will be considered.  Knowledge of or interest in public transportation operations, maintenance, or safety is a plus, but not required.  Familiarity with Safety Management Systems (SMS) in any industry is beneficial, as is knowledge of Federal Transit Administration or US Department of Transportation requirements.
Project Analyst candidates must be detail-oriented, organized, and flexible.  Candidates must have excellent written and verbal communications skills, strong ability for critical thinking, and an excellent capacity to analyze, understand, and incorporate technical information.  Candidates must also be able to think creatively about data and how to present it as useful and engaging information, both for external and internal use.  Candidates must be able work independently and interface regularly with a wide range of clients.  Successful Project Analysts must be outgoing, engaging, and social, and must actively look for ways they can help the TRA team.  A TRA Project Analyst must be proficient in Microsoft Office programs, especially Word, Excel, and PowerPoint.  Database and MS Project experience is a plus.
As noted above, applicants are welcome for either a Project Analyst position based either in Philadelphia or Atlanta, but frequent short-term travel is required, as dictated by current projects.  Position is salaried, and is based on an approximately 50-hour work week.  Schedule and total hours will vary depending on current assignments.  Job progression is encouraged, and opportunities for professional advancement within TRA may be available for successful Analysts.
