SUMMARY
The Project Coordinator will report to the Director of Development and will be responsible for assisting in all aspects of the affordable housing acquisition and development process. 

PRIMARY RESPONSIBILITIES
Prospecting Phase 
  • Assist in the creation of RFP/Q
  • Organize response documents – ensure necessary exhibits and forms are included in response
  • Research potential sites and communities for demographic and market information
  • Review state and federal allocation rules for alignment with company objectives
  • Research potential available local resources
  • Research zoning and environmental status of site
  • Research political context of sites
Project Development Phase
  • Tracking of documents in project application and due diligence stages; follow up with third parties
  • Assist with preparation of funding applications 
  • Invoice processing (approval to pay, submission to accounting, recording payments
  • Prepare handouts for distribution to political and community partners
  • Coordinate with internal and external insurance providers and secure insurance documentation including construction bonding
Construction Phase
  • Gather invoices for construction draws, process construction draw Excel spreadsheets
  • Prepare construction draw packages under direction from project manager
  • Process development and construction period paperwork (change orders, requests for payments)
  • Document assembly and tracking long-lead items as required to assist with capital calls
Overall Project and General/ Office Administration
  • Create and maintain project document filing systems (electronic and paper) 
  • Create and maintain project accounting files (electronic and paper) 
  • Scan and/or copy documents
  • Prepare mailing / shipping documents including UPS/ USPS
  • Run errands/ deliver packages/ documents/ checks to downtown offices
  • Maintain marketing materials (pull sheets, corporate brochures) and prepare packets as needed 
Desired Skills and Abilities
  • Strong organizational abilities- ability to track large numbers of documents and components on multiple projects at one time
  • Financial and analytical skills required, with a passion for real estate development
  • Handle multiple projects through the consistent completion of tasks with established deadlines
  • Must possess strong verbal and written communication skills
  • Must possess advanced knowledge of Microsoft office, including Excel and MS Project
EDUCATION AND EXPERIENCE
  • Master’s degree preferred, Bachelor’s required 
  • At least 2 years of relevant work experience in a professional office setting
  • Prior experience in housing development or real estate a plus, but not required
  • Interest in housing or real estate development demonstrated through relevant coursework, internships, or experience
  • Driver’s license and clean driving record required
