Development Coordinator, Oregon, WI

OVERALL DESCRIPTION OF JOB SCOPE AND RESPONSIBILITIES:
Responsible for preparing all applications for funding, including Low Income Housing Tax Credit (LIHTC), Tax Exempt Bonds, HOME, and AHP. Coordinate all aspects of an application and ensure items are finished in a timely, well-executed manner. Work with the Market President as a team to devise the best project. 

RELATIONSHIPS: This position reports to the Regional Market President, retains relationships with peers and all other departments within the company, maintains relationships with current and prospective residents, and maintains relationships with suppliers, vendors, and others serving the Company or the property. 

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
Please note that the essential job functions listed here are not all-inclusive, rather they indicate the types of activities normally performed by this position and, therefore, may be modified and revised. Other duties may be required and assigned from time-to-time.

1. Coordinate and submit RFQ and RFP responses for potential future development opportunities.
2. Work with the Regional Market President to coordinate developments from inception through lease up.
a. Preliminary market studies
b. Create and maintain a critical path (development checklist)
c. Submit funding applications
d. Submit follow-up documentation as requested by funding sources
e. Coordinate due diligence in securing investors and lenders
f. Coordinate due diligence as a project moves to closing work with multiple funding sources
g. Work with Market President to assist in various neighborhood, municipal, and state processes to move a project forward (i.e. neighborhood meetings, partner meetings, city zoning submittals)
h. Participate in project team meetings led by Regional Market President
3. Work with development team in standardizing and establishing methods including, but not limited to:
a. Development checklists
b. Electronic organization
c. Application processes
4. Provide on-going coordination between architects, contractors, and other members of the project development team.
5. Maintain a high level of level of understanding of tax credit markets. 
6. Maintain relationships with outside consultants. 
7. Function as the go-to contact within Gorman for questions regarding the tax credit process or QAP for all markets we work in.
8. Be a face (voice or email) for a development project. 
9. Respond quickly and professionally to requests and serve as the point of contact for outside consultants.
10. Handle multiple deadline-driven projects in a truly fast-paced, team-oriented, multi-tasking environment.

JOB QUALIFICATIONS:
1. Bachelor's degree in Real Estate, or similar degree required.
2. Master's degree in Real Estate preferred.
3. Prior experience with real estate development preferred.
4. Team spirit cooperative, honest, trustworthy, and reliable.
5. Experience with Microsoft Office (i.e. Word, Excel, Outlook). 
6. Must possess proficient ability to communicate in English in oral and written format.
7. Ability to apply discretion with confidential material.
8. Ability to maintain a high level of accuracy.
9. Ability to effectively apply analytical and problem solving skills.
10. Excellent time managing skills with the ability to multi-task, prioritize and meet deadlines
