Position Title: Director of Building Development (DBD) (Exempt Position)

Responsible to: Executive Director

Principal Responsibilities

  • Supervise the effective rehabilitation and new construction of buildings for low-income families and individuals
  • Identify sites for development and devise budgets, financial pro-formas, and other materials
  • Negotiate terms for the acquisition of development sites with land and building owners
  • Prepare loan packages and tax credit applications necessary for government and other funding sources
  • Negotiate with architects, contractors, and housing development consultants for services related to building acquisition, design, rehabilitation, and construction
  • Oversee construction observation and manage pay-out draws with lenders and general contractors
  • Oversee compliance with Low Income Housing Tax Credit requirements in conjunction with Property Management
  • Prepare and submit progress and compliance reports for financing and funding sources
  • Coordinate work with community organizers and leaders


Qualifications

The ideal candidate must have excellent interpersonal skills, be self-started, self-motivated, and result-driven, and excellent skills working in teams. Candidates should see residents as main actors in the redevelopment of the community and demonstrate good oral and written communication skills. Bilingual, ability to write, read, and speak Spanish a plus.

The DBD should possess a strong foundation in real estate finance and concepts and a strong knowledge of spreadsheets. Prior affordable housing development experience preferred.

Salary Range and Benefits

$50,000 to $60,000/year based on experience; life, health, and dental insurance, 401(k) retirement program, two weeks paid vacation after one year, and 13 paid holidays.
