Asset Stabilization Manager : National Equity Fund, Inc. (NEF)

The National Equity Fund, Inc. (NEF), the largest non-profit syndicator of low-income housing tax credits, is seeking an Asset Stabilization Manager to provide technical assistance in the area of project performance and related managerial reports to ensure continuous receipt of reliable information, especially as it pertains to tax credit benefits. Conduct review of asset financials; property; sponsor and property managers’ organizational capabilities and management system to adequately meet Section 42 and other regulatory obligations. Review portfolio information on an on-going basis to determine trends and forecast workout needs and adequacy of investment funds and company reserves. Work with team while asset is on the watch list to identify and mitigate risks in such areas as operating budgets, reserves, etc. Assist in negotiations with general partners, lenders and other parties to the transaction and follow workout through closing and implementations. To coordinate, collect and analyze monthly financials, quarterly data, year end audits and tax returns for projects owned by Community Development Advocates (CDA). To assist in the collection and coordination of all quarterly watch list information and all quarterly board book materials. Assist in the development and maintenance of appropriate forms and procedures to ensure the orderly and efficient conduct of workout activities.

The ideal candidate will have a Bachelor’s degree in Business, Finance, and/or Real Estate. Master’s degree is preferred along with minimum of five years experience in multifamily real estate investment analysis or real estate-based loan workouts. Experience in affordable rental housing, in particular Low Income Housing Tax Credit or government housing programs, and knowledge of or experience with non-profit community development corporations is preferred. Strong analysis skills, effective negotiating, written, and presentation skills, along with proficiency in Microsoft Word and Excel are needed attributes for the selected individual. This position also requires the following traits and abilities: self-starter; creative problem solver; team oriented; relationship builder; multi-task oriented.
