Department Function: The Real Estate Solutions (RES) Department provides a wide range of  real estate consulting and project management services to Midwestern nonprofits through helping with the planning, designing, development  and construction of facilities. RES collaborates with broader IFF cross function, programmatic efforts to build nonprofit capacity in targeted sectors and mission-related initiatives and in support of the IFF’s broader goal of promoting comprehensive community development.

Basic Job Function 

The Project Associate participates in consulting and development projects led by other RES staff. The  Project Associate works on many real estate projects simultaneously, participates in departmental  planning meetings for projects, is an active Project Team Member and supports the work of Project  Managers, Owner’s Representatives, and the Director of Special Projects, as necessary. 

Job Duties and Responsibilities:  

  1. Assist Project Managers and Owner’s Representatives in coordinating aspects of project  management for projects that are assigned, including scheduling internal and external meetings  as appropriate, following project steps that have been delineated, and supporting tasks to meet project goals and milestones.  

    1. Prepare and update real estate project budget and operating pro forma spreadsheets.  b. Assist in construction draw (pay application) process, working with lenders, partners,  contractors, and title company. 

    2. Attend site visits under the direction of Project Manager/Owner’s Representative to  document site and building conditions. Coordinate site visits and outside real estate  professionals, such as surveyors, environmental consultants, architects, contractors,  etc., as necessary.  

    3. Assist Project Manager/Owner’s Representative to coordinate predevelopment work  associated with projects including due diligence on buildings and land, hiring architects,  contractors, and other professionals, securing construction estimates and any other  work necessitated by the project.  

      1. Create spreadsheets to evaluate vendor RFQs and RFPs. 

      2. Make follow-up calls to project consultants. 

      3. Order surveys and other reports. 

      4. Track project expenditures. 

      5. Assist in the preparation and review of vendor contracts. 

    4. Assist in coordinating the financial closing/property acquisition for projects prior to  construction.  

    5. Keep Project Lead apprised of progress through regular updates. 

  2. Support the work of Project Managers on consulting projects, including notetaking, making  follow-up phone calls, creating client presentations, assisting with report writing and  preparation, and preparing materials for external meetings.  

  3. Maintain required job knowledge and skills and core professional competencies. Attends and  participates in required educational programs and staff meetings.  

  4. Perform other duties as assigned.

  1. Successful completion of projects according to goals set forth for each project.

  2.  Internal and external meetings are facilitated in an organized way and are meaningful to the  participants. Outcomes of these meetings are analyzed and well presented. 

  3. Written and oral presentations are clear, well organized, comprehensive, and persuasive.  Communicates effectively with wide range of diverse audiences across the Midwest.  Appropriate supporting material and visual aids are well utilized and enhance the presentation.

  4. Cultivates a culture of openness in information sharing. Encourages open communication,  cooperation, and the sharing of knowledge.

  6. Builds and maintains effective working relationships with colleagues, peers and team members.

Position Qualifications: 

Education: Bachelor’s Degree required, preferably in urban planning, real estate finance, architecture,  or construction. A demonstrated interest in real estate development and project management is an  acceptable equivalent to specific degrees above. 

Special Knowledge & Skills:  

1. General knowledge of real estate development projects and process.  

2. Basic knowledge of affordable housing programs, community development, charter schools, or  early childhood education preferred.  

3. Analytical and strategic skills; ability to plan, manage and implement multiple and complex  projects; and ability to understand and conceptualize project goals.  

4. General understanding and interest in finance and lending practices and protocols.  5. Excellent communication (written and oral) and interpersonal skills.  

6. One to two years of experience working in a real estate, design, or construction environment  preferred. 

Additional Requirements: Local and regional travel may be required. The Project Associate will visit  construction sites, at times to include abandoned buildings and vacant lots. Occasional evening and  weekend work may be required.

Project associate, RainReady Community initiative, Center for Neighborhood Technology - Chicago, IL

CNT is seeking an experienced and qualified project associate to assist with our RainReady Community initiative. RainReady is a program that helps individual property owners and communities work together to find solutions to the problems of too much or too little water. We help people who find their lives disrupted by flooding or water shortages to come together to adopt RainReady practices and policies. Our current focus is on mitigating the impacts of urban flooding in the Chicago region.

RainReady Community is a first-of-its-kind community planning program for neighborhoods and municipalities affected by flooding, complete with a risk assessment led by the U.S. Army Corps of Engineers, solution mapping, and implementation support. RainReady solutions are pursued at multiple scales, the home, the street, the neighborhood, and the community. We prioritize green infrastructure solutions that bring broader benefits for long-term community resilience.

Accountability
The RainReady Project Associate will report directly to the RainReady Community Manager, and collaborate closely with other CNT staff on operations and production activities.

Responsibilities
The Project Associate will work closely with the RainReady team to implement flood resilience programs in target communities, and to expand our outreach and impact in the region and nationally. Responsibilities include:

  • Oversee community flood risk assessment in order to identify high priority areas for investment
  • Author RainReady Community Plans, incorporating risk data, planning priorities, and best practice in green infrastructure investment, as well as the diverse input of municipal partners, nonprofit allies, and resident steering committees
  • Coordinate workshop series for residents, businesses, and community groups to reduce flood risk using low-cost green infrastructure strategies
  • Plan and manage community outreach events
  • Develop curriculum to increase municipal capacity for flood resilience
  • Support regional partnerships and funding opportunities
  • Team support: participating in the activities of the wider RainReady team, from meeting with policy makers to attending community mapping workshops. Your work will support policy development, data analysis, risk modeling, the development of accreditation standards, workforce development, and the development of communication and outreach materials (such as factsheets, videos and photos).

Evening and weekend work will sometimes be necessary.

Skills and qualifications
  • A bachelor’s degree in urban planning, landscape design, engineering, public administration, or related field
  • Experience in community planning and stormwater management
  • Exceptional organizational and coordination skills
  • Strong interest in sustainable community development and mission-based organizations.
  • A demonstrated attention to detail
  • Strong writing skills
  • Valid driver’s license and legally be able to drive in the state of Illinois. Company vehicle is provided for work-related travel.
  • Knowledge and expertise in the use of flood mitigation strategies and/or green infrastructure best management practices - within the public rights-of-way, on public land and on private property.
  • Analytical skills, e.g. the ability to develop analytical strategies/risk models
  • Communications, in particular, working with clients, residents, public works officials, academics and other stakeholders. You must have good workshop presentation skills.

Desirable
  • Knowledge and experience working with stormwater management tools including flow dynamics, hydrological mapping, LIDAR data and topography maps, and sewer maps and models.
  • Landscape design and/or illustration skills
  • Proficiency using industry-standard design and communications software

Project Associate, University of Chicago Crime Lab and Urban Education Lab - Chicago, IL

Who We Are
The University of Chicago Urban Education Lab seeks to improve our understanding of how to improve educational outcomes for disadvantaged youth growing up in some of the most distressed urban neighborhoods in America and overseas. Our goal is to assemble a portfolio of rigorous experiments, including randomized controlled trials (RCTs), to generate new evidence about what works, for whom, and why, and to conduct benefit-cost analyses of different interventions to enable policymakers to prioritize resources for the combination of strategies that achieve the greatest social good per dollar spent. Urban Education Lab projects evaluate ways to improve outcomes for students, whether that is through student, teacher, or school-centered interventions. . In addition to carrying out RCTs and other research on education, the Urban Education Lab, since its inception, has also provided extensive pro bono technical assistance to government agencies in Chicago looking for rigorous data analysis and research support. The nature of our work as partners with city agencies requires adjusting to the pace of policymakers' work. Position Overview
The University of Chicago Urban Education Lab seeks a project associate to work on cutting-edge social policy research projects. This person will work closely with internal researchers as well as other public and private partners to evaluate programs focused on ensuring high quality educational opportunities for urban youth. The project associate will provide support on several Urban Education Lab projects that are in varying stages of implementation and evaluation.
Duties and Responsibilities
Responsibilities may include managing project deliverables and IRB, overseeing fieldwork, coordinating with all partner organizations, performing data analysis, preparing memos, reports, spreadsheets, and presentations targeting both policymakers and academic audiences.
Qualifications:
Education
Bachelor's degree in Public Policy, Economics, Sociology or other relevant social science field required.
Experience
A minimum of one year of relevant research experience preferred (experience gained in school can be applied to the requirement).
Experience working with youth and/or in the education field preferred.
Experience managing datasets preferred.
Experience working on field experiments preferred.
Experience working with Stata or other statistical software packages preferred.

Our work focuses on the location strategies of global companies and the economic development objectives of nations, states and cities.  As such, our work deals with a range of complex corporate and public policy issues that can make a difference in the success of our diverse corporate clients and of their host communities.

BLS is adding to its research, analytic and project management team to fuel growth and serve our diverse corporate and public sector clients.  The preferred location for our new associate is Chicago, IL.

Position Description:  BLS is seeking individuals who will work as part of a team to prepare complex and sophisticated discounted cash flow and other financial analyses to support strategy and transactions for a broad range of real estate and other investment projects.  Our preferred new team member also will support the overall implementation of economic development projects, including research, negotiations, client presentations and project implementation. BLS team members work in a fast-paced and strategy-oriented environment, with the opportunity to cross-train across the full range of our consulting specialties, and work on interesting and high-profile projects. 

Job Responsibilities: 
  • Perform NPV analysis and cost comparisons (“gap analysis”)
  • Quantify economic development incentive values and timing
  • Gather necessary community and site data to analyze and/or identify preferred properties including information on logistics, labor, utilities, taxes and demographic data. 
  • Interact with economic development organizations, utilities, government officials, property owners, real estate brokers and others as needed to obtain the required data.
·      Research economic development incentive legislation and identify comparable past incentive transactions
·      Assist in other administrative and marketing projects as needed

Qualifications

The ideal candidates must have:

·      Two to four years relevant experience as a financial analyst, investment banking associate, appraiser, or other financial analytic role in project finance or commercial real estate. 

·      Demonstrated competence in project and real estate financial analysis (including discounted cash flows, IRRs, NPVs, debt and equity structures) and, in particular, in-depth familiarity with financial models in Excel.

·      In addition, candidate should have solid working knowledge of working knowledge of Microsoft Power Point and Project programs. Additional software skills to be applied include commercial and open-source GIS applications, such as ESRI or MapInfo. 

·      Strong organizational, written and oral communication skills, attention to detail, creativity, initiative and ability to multi-task in a fast-paced environment are essential. Experience in commercial real estate, project finance or related fields is preferred.

·      Undergraduate degree in business administration, civil engineering, finance, public administration, real estate, urban planning, accounting or a related field.  MBA or comparable advanced degree will be valuable but not required.

·      Familiarity with related disciplines will be an advantage – including state and local land use and development approvals, market research and demographics.
