Associates (2 positions) - SB Friedman Development Advisors

Who: SB Friedman Development Advisors is a development consulting firm with a mission to guide and enable our clients to create high-quality places through the practice of real estate economics, development finance and urban planning. We assist in the planning and implementation of complex public-private real estate development projects. We work closely with our clients to evaluate development potential and financial and business impacts; project market and financial feasibility; identify innovative public-private development solutions; and prepare implementable development strategies. The firm works nationally, with a focus on the Midwest. Clients include various cities, suburbs, metro planning organizations and other public bodies, not-for-profit institutions, and private developers.

What: SB Friedman is seeking two Associates to work with our growing community development finance team and New Markets Tax Credit (NMTC) practice to support innovative, impact-driven development projects nationwide. These positions will specialize in assignments that focus on underwriting, structuring, and closing financing on high-impact community development projects in low-income communities. Located in Chicago’s Loop, we are a mission-driven advisor specializing in public-private partnerships and development projects that support community revitalization, placemaking and social equity.
Key responsibilities:

Project Manager - National Equity Fund

Who: The National Equity Fund, Inc. (NEF), a leading syndicator of low-income housing tax credits, is seeking a Project Manager for our Chicago office.

What: The primary function of this position is to manage and coordinate due diligence and underwriting process for tax credit equity investments in affordable housing opportunities. The essential duties and responsibilities will include:
  • upon securing a project, coordinate project meeting with developer including all entities involved, 
  • lead role in arranging and reviewing third party market study and work with third party market analyst to obtain a finished product in accordance with company specifications, 
  • prepare market write-up for investment proposal and recommend rent and income parameters for assigned deals based upon market study and due diligence, 
  • prepare expense analysis for IP, coordinate with internal departments to evaluate proposed operating budget, 
  • prepare the guarantor financial analysis for the IP and obtain guarantor due diligence and conduct initial guarantor and entity review, including online search, 
  • review project due diligence and projections throughout closing process, with designated VP Project Management, monitor review of due diligence and completion of checklist, responsible for responding to investor questions, 
  • provide assistance and support to internal staff as needed; relating to modification to deal structure post-closing, monitor construction and lease-up and assist in analyses at time of project conversion to perm loan and other duties as assigned. 

Originations Analyst- National Equity Fund, Inc. (Chicago or NY)

Who: National Equity Fund, Inc. (NEF), a leading non-profit syndicator of low-income housing tax credits.

What: Originations Analyst for Chicago or New York offices. The primary function of these positions is to provide analytical support to the originators on a regional team in the underwriting of low-income housing tax credit investments. The analyst will assist in evaluating the feasibility of investments including, evaluating the market, sponsor capacity, reviewing loan documents, and preparing projections; prepare engagement or commitment letters, assist with investment committee write-ups, investment proposal, closings, and evaluation of potential adjusters post-closing. In addition, candidate must be able to analyze project’s financing, development budget, construction schedule, operating expenses, debt service, market comparability and developer capacity; utilize and become proficient in NEF’s pricing and underwriting model. Gain a thorough understanding of tax laws related to the LIHTC and Historic Credits and become proficient in understanding secondary financing, including CDBG, HOME, AHP, and other local funds. Develop and maintain extensive knowledge of real estate underwriting and Section 42 requirements.

Compliance Specialist - Equity Residential - Chicago, IL

Equity Residential, an S&P 500 real estate company and industry leading multi-family REIT headquartered in downtown Chicago, is in search of a motivated and detail-oriented Legal Compliance Specialist to join our Corporate Operations team in Chicago.

This role, reporting to the Manager, Affordability Compliance, will ensure our company is compliant with a wide range of operational requirements applicable to the Company's multi-family residential communities, including affordable set-aside program requirements, rent stabilization/rent control requirements and fair housing requirements. Affordable set-aside programs include, but are not limited to, tax-exempt bond financing, LIHTCs (Low-Income Housing Tax Credits), local zoning set-aside programs, and Section 8 programs. The Legal Compliance Specialist will be responsible for compliance monitoring and oversight, as well as preparation and presentation of instructional materials and resources. In addition to affordable housing responsibilities, the Legal Compliance Specialist will also act as a liaison with the on-site and regional property management teams and the municipal/regulatory agencies overseeing the various programs.

Three years of experience working on compliance-related issues in the multi-family environment, with a special focus on affordable housing programs (including rent/income limits and financial eligibility determinations) is required to be qualified for this role. Certification as a Certified Occupancy Specialist or Tax Credit Specialist is strongly preferred.

Bachelor's degree strongly preferred, but will accept relevant work experience. Analytical and investigative curiosity is required. Our ideal candidate will be comfortable asking questions, creating spreadsheets, analyzing data and validating information. Individual must be compliance focused, flexible, and able to organize daily work volume. Some travel may be required (10%) in this position.
